I'm Ashley Hoover, an Edmonton mortgage broker with Artisan Mortgages. Personal guidance for first-time buyers, movers, renewals and more complex files across Edmonton, Sherwood Park, St. Albert, Spruce Grove, Leduc and the surrounding area.
Whether you’re buying your first home, preparing for your next mortgage renewal, or looking for a mortgage professional to support your clients, I’m here to help you navigate your options with confidence.
My approach is simple. I take the time to understand your goals, compare mortgage solutions from multiple lenders, and explain your options in a way that makes sense. From our first conversation to closing day and beyond, you’ll have someone in your corner to answer questions, keep things moving, and help you make informed decisions.
First-Time Buyers
Buying your first home is a big milestone, and figuring out where to start can feel overwhelming. I’ve been there myself, and I know how important it is to have someone who makes the process easier to understand.
I’ll walk you through your mortgage options, explain what to expect at every stage, and help you feel confident in your decisions. You bring the homeownership goals. I’ll help you navigate the financing, from your first questions to closing day.
Your mortgage renewal is an opportunity to make sure your mortgage still works for you. Before accepting your lender’s offer, let’s explore your options.
I’ll compare rates and mortgage solutions from multiple lenders, help you understand the differences, and determine whether renewing, switching lenders, or refinancing makes sense for your goals. Whether you’re looking to lower your payments, access equity, or find a better mortgage fit, we’ll look at the bigger picture before you make a decision.
Your clients deserve a mortgage experience that reflects the level of service you provide. I work closely with my referral partners to keep clients informed, answer questions promptly, and communicate throughout the process.

Client review · First home purchase
Ashley is incredible – I've had the opportunity of working with many different mortgage professionals as a realtor in Edmonton, and she is my go-to girl for my client's needs. Not only does she get people approved QUICK, she is always available to answer questions and put buyer's minds at ease. She makes you feel like she's got it under control, which is exactly what you need during the stress of purchasing a home! Highly recommended!!
Client review · Edmonton realtor
I cannot recommend Ashley enough! We were dealing with a very tight timeline to sell our first home and purchase our second, and she handled everything flawlessly. From our very first conversation, she was friendly, incredibly informative, and kept communication open and clear throughout the entire process. What really set Ashley apart was her ability to come up with creative financing solutions tailored exactly to our situation. Thanks to her expertise, we secured our lender of choice at an excellent interest rate, and the entire transaction went smoothly.
Client review · Sell and buy
Ashley truly went above and beyond for our family. After receiving a very discouraging opinion from another broker, we had lost hope and were told we wouldn't be able to purchase a home for another year, without any clear explanation. Ashley completely changed that experience for us. She brought back our optimism, made the entire process feel smooth and stress-free, and ultimately helped us secure our mortgage and purchase our home. We're incredibly grateful for her dedication, reassurance, and hard work. I couldn't recommend Ashley enough!

A little clarity
Good questions. Straight answers.
Mortgages can feel complicated. Let's make them a little less so.
Why use a mortgage broker rather than go directly to a bank?
A bank can usually only offer its own mortgage products. A broker can compare options across the lenders they work with and help you understand eligibility, costs and the application process. We explain the scope of our lender access before making a recommendation.
How much can I borrow?
Lenders look at your income, existing debts, down payment, credit history and the property, and calculate your debt service ratios at the federal stress-test rate. An initial conversation helps us estimate what you may qualify for; any estimate remains subject to lender and mortgage insurer approval.
What down payment will I need?
In Canada, the minimum down payment is generally 5% of the first $500,000 of the purchase price and 10% of the portion above $500,000, with mortgage default insurance required when you put down less than 20%. Homes priced at $1.5 million or more require at least 20% down. Your exact requirement depends on the property, your finances and lender and insurer criteria.
Can you help if I'm self-employed?
Yes. Lenders assess self-employed income in different ways. You may need T1 Generals, Notices of Assessment, business financial statements or evidence of contracts. We help you understand the documentation appropriate to your circumstances.
When should I start looking at a renewal or refinance?
Around four to six months before your current term ends is often a useful starting point. Compare total costs, not just the interest rate, and check any prepayment penalties before breaking a term early. Availability varies by lender.
Are there any fees, and is the first call free?
The initial conversation is free and without obligation. For most residential mortgages, the lender compensates the brokerage, so there is no cost to you. If a fee would apply to your situation, it will be disclosed in writing before you commit. Closing costs such as legal fees, appraisal and title insurance may apply.
